US CMBS Delinquency Rate Falls Again; Sets New Post-Crisis Low

Trepp, LLC, a leading provider of information, analytics, and technology to the structured finance, commercial real estate, and banking markets, has released its April 2019 US CMBS Delinquency Report. The Trepp CMBS Delinquency Rate fell six basis points to 2.82% in April. That level is now the lowest delinquency reading observed since the 2008 financial crisis. April's rate cancels out the marginal increase in delinquencies from March when the reading inched one basis point higher to 2.88%. The delinquency rate has decreased by 154 basis points year over year.

"The CMBS sector continues to chug along nicely," said Trepp Senior Managing Director, Manus Clancy. "Spreads have squeezed tighter thanks to favorable economic conditions, and distressed legacy debt continues to be resolved at a healthy clip. Even though there are some soft spots in the market, such as retail and student housing, issuance and performance continue to be steady and largely volatility-free for now."

For the second time in the last three months, the retail delinquency rate posted the greatest improvement among major property types. The retail reading shed 28 basis points to 4.62% in April, but it remains the worst performing major property sector. Hotel delinquencies are still at the lowest level of all major property types, as the lodging rate fell five basis points to 1.55% last month. The industrial delinquency rate climbed eight basis points to 2.10%.

Delinquencies among CMBS 2.0+ loans jumped five basis points higher to 0.70% in April. The CMBS 2.0+ delinquency rate has only increased by 15 basis points year over year, but that reading has improved in just four of the last 12 months. The delinquency rate for CMBS 1.0 debt moved one basis point higher to 46.46% in April. Retail loans are also the worst performing sector in the CMBS 1.0 space, as that reading was 61.65% last month.

Anybill Meets Requirements to Receive HIPAA Attestation of Compliance

Payment automation provider Anybill has gained the HIPAA Attestation of Compliance, indicating the company adheres to HIPAA guidelines and compliance standards. HIPAA standards are set by The Department of Health and Human Services to ensure entities comply with the Health Insurance Portability and Accountability Act of 1996. These standards relate to data privacy, security, and other areas under HIPAA's purview.

New Resource Supporting Moms-To-Be Unveiled on World Maternal Mental Health Day

In recognition of World Maternal Mental Health Day (May 1) and just in time for Mother's Day, maternal care and high-risk pregnancy experts Jennifer Degl, MS, and Angela Davids have released Stuck in Bed, a picture book written to support and encourage mothers (and their children) who are coping with bed rest or restricted activity, due to a high-risk pregnancy. According to Degl and Davids, maternal health advocates, Stuck in Bed is a valuable and in-demand resource as approximately 1 million U.S. women are prescribed bed rest each year in an effort to reduce the likelihood of pre-term delivery. "While high-risk expectant mothers are monitored by healthcare providers, there is still a lack of emotional support for moms who are prescribed bed rest," explains Degl. Degl, an accomplished author and public speaker who has presented before Congress, the U.S. House of Representatives, and the New York State Health Department's Medicaid Office to encourage the passing of legislation aimed at helping pregnant mothers and premature babies, knows the support mothers on bed rest need first-hand. At just 23 weeks gestation and only weighing 1 lb., Degl's "micro-preemie" daughter, Joy, was born after a complicated bed-ridden pregnancy. "It's beyond stressful for not just a mother to go through this, but the entire family and this is what we address in Stuck in Bed," she said.

"We're thrilled we can unveil this resource on World Maternal Mental Health Day because that's exactly what we aim to do – encourage a healthy mental state when dealing with one of the most stressful times a family could face," said Angela Davids, co-author of Stuck in Bed. Davids is the creator of KeepEmCookin.com, an educational website and online support group for women experiencing a high-risk pregnancy or who are at risk of delivering prematurely. She spent a total of 21 weeks on bed rest during her two pregnancies.

Davids says mental health professionals who work with young children experiencing stress related to mom being on prescribed bed rest can also benefit from using Stuck in Bed as a tool for discussion. "The book's bright pictures, practical tips and ideas for bed rest activities were exactly what I could have used during my bed rest experience when trying to be there for my older child," she said. "This book is a way of honoring older siblings everywhere, while supporting their brave moms this Mother's Day and every day."
