The Fall is the Best Time to Come to Provincetown!

The Cape Cod light is extraordinary in Provincetown any day, but in the fall, it is downright striking. Aside from the magnificent light, there are minimal restaurant lines, many stores have sales, the weather is still good with temps in the mid-fifties, and the locals are happy and laid-back—all making it the perfect time to visit Provincetown.

And things are happening! Columbus Day Weekend, October 5-8, kicks off the Monumental Yard Sale, a town-wide yard sale where stores and homes sell their wares for cheap prices. There's also the Provincetown Art Association and Museum's (PAAM) 13th Annual Gala, Women's Week 2018, followed very quickly by Fantasia Fair, and one of the biggest events of October, Halloween Weekend. Every year the night to don costumes and play on Commercial Street seems to increase in popularity, bringing in flash mobs, performances, and tons of parties! This year there's also a Black and Gold Ball at Town Hall on October 27th to boot.

US CMBS Delinquency Rate Slides Lower in August

Trepp, LLC, a leading provider of information, analytics, and technology to the structured finance, commercial real estate, and banking markets, has released its August 2018 US CMBS Delinquency Report. The Trepp CMBS Delinquency Rate decreased again in August, marking the sixth consecutive month in which the reading has dropped. The rate fell 17 basis points to 3.64% last month, which is a new post-crisis low. As the remaining legacy debt continues to be resolved and more new loans are issued into the pipeline, the reading can be expected to maintain its downward trajectory. Read related news here.

"While geopolitical events, trade negotiations, and the upcoming midterm elections have provided investors with plenty of drama, the CMBS market continues to be largely drama-free," said Trepp Senior Managing Director, Manus Clancy. "Thanks to continued delinquency rate improvements and a solid pace of new issuance, the CMBS market in 2018 remains healthy and volatility-free for issuers and investors.

Lodging loans took over the rank of best performing major property type in July as its rate ended the month lower than that of the multifamily sector. However, multifamily loans reclaimed the title in August thanks to a 28-basis-point drop for a reading of 2.07%. The lodging delinquency rate slid three basis points lower to 2.22% last month. Readings for all five major property types decreased in August.

The CMBS 2.0+ delinquency rate increased again in August as it climbed seven basis points to 0.59%. Delinquencies in CMBS 1.0 rose 39 basis points to 46.79% last month. By property type, the largest movement in CMBS 2.0+ was observed in the retail sector as that rate jumped 44 basis points to 0.84% in August. The main reason for the increase was due to a $489 million loan backed by 123 Toys "R" Us properties turning 30 days delinquent.

Fort Bragg Coastal Trail: Miles of Rugged Coastline Open to Public for the First Time in a Century; View Sweeping Ocean Vistas on Ka Kahleh Trail at Noyo Headlands Park

The entire length of the coast of Fort Bragg, CA is finally open to the public for the first time in more than 100 years. The central section of the five-mile Noyo Headlands Park and Ka Kahleh Coastal Trail, finished this summer, joins two sections of the trail completed over the past three years, from Glass Beach in the north to the Noyo River in the south. The multi-use area includes 8-foot wide ADA-accessible paved trails, beautiful ocean views, and handmade redwood benches crafted by local artists. On the northern end of the trail, a parking lot with a public restroom is located at the west end of Elm Street adjacent to Glass Beach. The trail leading south from Glass Beach extends along carefully restored coastal bluffs, allowing visitors to experience an awe-inspiring stretch of coastline—part of the California Coastal National Monument—that was hidden behind a chain link fence for the past century. Harbor seals, sea lions, and a wide variety of seabirds and wildlife enjoy the diversity of habitats provided by the ocean and rocks, with beautifully illustrated interpretive panels all along the trail to enrich the hiking experience.

Otsuchi Point Commemorates Fort Bragg's Sister City

Highlights along the trail include the magnificent Otsuchi Point, a promontory named for Fort Bragg's sister city in Japan, Otsuchi, which was decimated by an earthquake and Tsunami in 2011. Otsuchi Point is the site of a beautiful compass rose and a handmade bench that commemorates the sister city relationship between the two communities. One side honors Fort Bragg's iconic Pudding Creek Trestle and the other Otsuchi's Tori Gate. More info here.

Fort Bragg Landing, The Crow's Nest, and Noyo Harbor

The newest mile of trail at Fort Bragg Landing connects the north and south trail around the Georgia Pacific mill pond, with stairs to the beach. On the southern portion of the trail, The Crow's Nest Interpretive Center, a branch of the Noyo Center for Marine Science, offers exhibits focusing on marine and environmental education, including projects like the Help the Kelp Initiative.There is an off-leash dog park, with viewpoints including Johnson Rock, the Noyo Headlands Preserve, Skip's Punch Bowl, Noyo Bay, Frontier Cemetery, and Noyo Harbor. Parking and trail access on the south end of the trail is at Cypress Street, north of Noyo Harbor on Shoreline Highway (Highway 1). Midpoint trail access will soon be available from the center of town at Alder Street. Bikes, strollers, roller blades, hikers, runners, and dogs on a leash are welcome on the trail, which connects on its north end to MacKerricher State Park and on its south end to the Noyo Harbor and Pomo Bluffs Park.

The Coastal Trail Collaboration

The Fort Bragg Coastal Trail has come into being as a collaborative effort of the California Coastal Conservancy, the California Coastal Commission, the Mendocino Land Trust, the Mendocino Coast Recreation and Parks District, Caltrans and the volunteer organization Coastwalk, with support from Noyo Center for Marine Science, the City of Fort Bragg, and other organizations. The vision for the California Coastal Trail is to build a continuous interconnected public trail system along the California coastline as close to the ocean as possible. Fort Bragg Coastal Trail joins this state initiative, which now includes nearly 50% of California's 1100 miles of coastline in developed trails. Be alert to the latest news.
